7 method to check the finishing quality of your house and Flat | Handover Checklist

The finishing of a house is the final stage of construction that gives durability and functionality to the structure. The finishing work transforms a structure into a comfortable and attractive home.

Finishing is not only about the aesthetic look of a house, it also gives comfort, durability, safety and valuation to the property. Structure may build a house, but finishing work makes a home. Quality check is important during and after finishing works ensure a safer, functional and long lasting living space.

For homeowners, here are 7 methods for checking the finishing quality of a newly constructed house or Flat :

1. Door Works

Alignment:

Ensure proper alignment of all door shutters including main doors, bedroom doors and toilet doors.

Smooth Movement:

All doors should move smoothly. Check that hinges, locks, and other hardware function without obstruction.

Hardware Cleaning:

All hardware must be thoroughly cleaned and free from paint, polish stains, and dents.

Polish Finish:

Door polish should not overlap onto laminate or painted surfaces.

Top Bidding Patti:

The top bidding of all shutters should be properly polished.

Main Door Grooves:

Grooves on the main door shutter must be polished neatly and evenly

Hardware Completeness:

Verify that all required hardware is installed and complete


2. Window Works

Glass Cleaning:

Window glass should be cleaned using soft materials such as paper, cloth etc. Avoid using abrasive or sharp tools.

Protective Plastic Removal:

Remove all protective plastic film from the window shutter and track. Do not use sharp objects like blades or metal scrapers to prevent surface damage.

Smooth Sliding Operation:

Ensure that the window shutters slide smoothly without any obstruction.

Lock Functionality:

Locks should operate properly and allow for smooth and secure closing

Drain Hole Inspection:

Confirm that all drain holes are clear and functional before window installation.

Wool Pile & Gasket Placement:

Wool pile and gaskets must be correctly fixed and aligned with the glass to ensure proper sealing.

Silicone Sealing:

Silicone sealant should be applied in a continuous manner without any gaps.

Shutter Hole Capping:

All exposed holes in the shutter should be properly sealed with PVC caps


3. Painting Works

Paint Finish on Skirting Tops:

Ensure a clean and uniform paint finish over the top of all skirting.

All surfaces should be free from dust, debris, or sediments before painting.

Granite Patti Projections:

Paint must be neatly finished around granite patti projections, with no smudging or overlap.

Kitchen Dado Top:

Ensure a clean and consistent paint finish along the top edge of the kitchen dado.

Surface Quality Check:

Inspect painted surfaces for undulations, unevenness, or visible brush marks around door frames and window edges where workmanship is often overlooked.

Wall Finish Inspection:

Check all wall surfaces for waviness, patchy textures, or inconsistencies in the paint finish.


4. Tiling, Granite, Marble Works

Hollowness Check:

Flooring and toilet wall dado have been checked for hollowness using tapping methods to identify any loose or improperly bonded tiles.

Slope Verification:

Verified the slope of bathroom and kitchen platforms to ensure proper water drainage toward the outlets and avoid water stagnation

Joints and Gaps:

          All joints of platform should be filled with black grout.

          All Gaps around sink should be properly filled.

          All tile joints should be filled with cementitious grout.

          Joints of kitchen platform vertical & Tile should be filled with properly filled with grout.


5. Bathroom Finishing Works

Slope Check:

Verify the flooring slope by pouring a bucket of water to ensure proper drainage toward the floor trap.

Grouting of Joints:

All tile joints must be filled with cementitious grout. Special attention should be given to tile drop areas. check for alignment and gaps using a paper cutter.

Acid Usage Restriction:

Acid cleaning is strictly prohibited after Chrome Plated fittings are installed to prevent damage.

WC Seat Cover Installation:

The toilet seat cover should be installed one day prior to handover/possession.

Sanitary Joint Sealing:

All joints around sanitary fixtures must be sealed with white cement for a clean and durable finish.

Granite Jamb Inspection:

Inspect all toilet granite jambs for any visible cracks or damages.

Double Patti Grouting:

 

Gaps between double patti (granite or tile) must be properly filled with grout.

False Ceiling Alignment:

Ensure all false ceiling sheets are properly aligned and securely fixed.


6. Electrical Works

Electric Switches:

Ensured proper alignment of electric switchboards for aesthetics and functionality.


7. Plumber Works

Plumbing Shaft:

Plumbing shaft Painted & Cleaned before handover.

Plumbing line pressure testing to be done post completion of MEP work & before the flat possession.

Plumbing Fixtures:

The plumbing fixtures and accessories must be standard.
