Bihar Building Bye Laws 2026 : Building Bye Laws BY URBAN DEVELOPMENT AND HOUSING DEPARTMENT, BIHAR GOVT.
Bihar Building Bye Laws 2026 (Latest) is a manual of various building planning, construction and occupancy. The new updated rules are finalised by the Bihar Government's Urban Development and Housing Department (UDHD).
- In New Bye Laws, Building plans for residential buildings up to 24 meters and commercial buildings up to 15 meters in height will be approved through self-certification.
- Floor Plan will automatic approved in 30 days, if the concern official not take any action.
- The base FAR will be 3.5. Additional FAR can be purchased upon payment of the prescribed fee, there will be no upper limit on this.
- A digital single-window system will be implemented for site plans, NOC and certificates. It is very helpful especially in the preparation of Building Plan, Floor Plan, Blueprint etc.
- Once the building plan is approved, the change in land use will be deemed automatically approved.
- Also deciding the setbacks of building for safe habitability.
- The laws impose penalties for violations, misrepresentations or construction deviations.
